| Agents don't have the ability to create and submit Commission Requests for referral income. When another brokerage is paying out a referral fee to your agents, the MCA must create the Transaction on their behalf, using the process below. |
While agents can create and submit Commission Requests within an Opportunity, Market Center leaders have the ability to directly create Transactions in CommandMC on behalf of agents.
- When the MCA creates a Transaction, it will not connect back to an opportunity. There is no two-way communication between Transactions and Opportunities.
- This also allows you to create and process a Transaction for an agent who has been removed from the MC.
There are 5 types of Transactions you can create in CommandMC: Sale, Lease, Referral Received, Company Currency Transfer, and Cap Pre-payment. This article is focused on Referral Received Transactions, in which you account for agents in your Market Center receiving referral income.
To create a Referral Transaction in CommandMC:
Access
1. Log in to https://agent.kw.com with your KW login credentials.
2. At the top of the page, click CommandMC.
3. Click to access the Transactions Applet, , on the left side of the page.
4. Click Create Transaction, at the top right of the page.
5. Select Referral Received, then click Start Transaction.
General Information
1. At the top of the General Information section, use the Address search to find and select the listing the referral is for. Then type the Referring Agent's name and their Client's Name.
- The listing search pulls from Google, not any MLS feed. If you are working with a new build, or the address just won't pull up, use the Add Address Manually link, at the bottom of the search results list. This will allow you to add any address you need to.
- You can add extra Referring Agents and Client Names by clicking the corresponding links below those fields.
2. In the Property section, select the Property Type (Residential, Commercial, Land), Classification, and Price.
- Depending on the Property Type you select, you will see different options for Classification (e.g. selecting Commercial will open up classification options like "Industrial" or "Office" while selecting Land will open up options like "Timber" and "Agriculture/Livestock").
3. In the Dates section, use the calendar widget to select the Contract Date and Close Date. Click Next to Commission Details.
Commission Details
1. First, enter the Referral Received amount.
|
Outside Referrals are used in this Transaction type mainly to pay Expansion Hub Leaders. The local agent gets referral income, but pays their Hub leader through this process: Click + Add Outside Referral. In the modal, search for and select the Outside Referral Agent, which will autofill the Brokerage field. Next, enter the Outside Referral Amount. You can either enter the direct Amount, or enter the Percentage (%) and the system will auto-calculate the Outside Referral Amount. Click Add Outside Referral, when ready.
|
2. Under the Total Commission field, you can enter a Tax amount, if applicable. This is an optional field, as some localities required reporting that includes tax amounts.
3. Click Next to Agent Details, at the bottom right of the page.
Agent Details
1. Most referral income is paid to one agent, but there may be situations where it will need to be split between 2 or more. If this is the case, click + Add Agent, at the top right of the page, to add all of the agents, from your Market Center, who will be included in the Transaction.
- Once added, you can click Delete Agent, at the top left of the agent details, to remove an agent from the Transaction.
2. Use the Agent Name search to find and select each agent, from your Market Center, that needs to be added. The results will only include associates from your Market Center.
- If an agent you select is on a team, you will need to use the Team drop-down to denote whether the team is getting credit for the units and volume, for this agent's part in the Transaction.
- Selecting a team here, or not, is what drives team reporting and KW Awards, make sure you make the correct selection here.
3. Now, look at the left side of the page, in the "Left to Distribute" section. We need to distribute the balance amounts, for each of the categories:
- Commission (this is actually the referral received amount) - either use the GCI Split Percentage field to enter the percentage split (e.g. 50% to Agent A and 50% to Agent B) or enter the flat Commission amounts for each agent.
- Outside Referral - enter the flat Outside Referral amounts each agent is responsible for.
4. The Royalty and Company Dollar amounts will auto-fill, check over the Deductions section to ensure all applicable Deductions and amounts are added.
5. Click Save Transaction, at the bottom right of the page.
Once saved, the Transaction will be set to Approved status, where you can view the details and Close the Transaction once you are ready.
